Home watch and estate management locations in Palm Beach County
We cover sixteen cities and towns across Palm Beach County and southern Martin County. That is a deliberate limit. Home watch and estate management are only worth paying for if someone can actually be at the house on short notice, and coverage that looks impressive on a map usually means a two-hour drive to the property that needs help today.
Everything below is organized the way we actually run the week, by corridor rather than alphabetically. Routes are built so properties near one another are inspected in the same pass, which keeps the cadence honest through summer and keeps a mid-week return trip from becoming a special event. Each city page describes the enclaves we work in, what the local exposure is, and what owners there ask us most often.
Drive time is the number that matters. From our office in Palm Beach Gardens, most north county homes are inside fifteen minutes, the islands and central county inside thirty, south county and Wellington inside forty-five, and Martin County beyond that. We publish those honestly because they set what we can promise after an alarm, a leak alert, or a storm.
Two corridors carry enough demand to have their own detail. Corridor 01
North County
Palm Beach Gardens north to Jupiter, plus the intracoastal towns in between.
Our office sits in Palm Beach Gardens, which makes this the corridor we reach fastest. Most of the north county work is behind gates in PGA National, Old Palm, Frenchman's Creek, Admirals Cove, and the Loxahatchee River neighborhoods, where a visit means clearing a gatehouse, a guard log, and sometimes a club rule about vendor hours. We hold the credentials and the schedules those communities require, so a visit does not turn into a negotiation at the gate.
Drive time here is measured in minutes, not hours. That matters most in two situations: an alarm or leak alert that needs eyes on the house before a vendor is dispatched, and a storm watch when Alternate A1A and the Donald Ross corridor start to back up. Being close is the difference between an inspection today and an inspection tomorrow.

Corridor 02
The Islands
Barrier-island residences where salt air, access, and discretion set the standard.
Island homes are a different job from mainland homes of the same value. Salt carries several hundred feet inland, so hardware, shutter tracks, outdoor kitchens, lighting, and air handlers corrode on a faster clock, and a house that looks fine in April can look neglected by August. Inspections here weight the envelope and the exterior metal far more heavily than an inland walkthrough would.
Access is the second constraint. There is one road on and off most of these islands, bridges open on a schedule, and delivery and service windows are restricted by town ordinance. We plan vendor work around those windows rather than sending a truck and hoping. Owners on the island also expect the account handled quietly, which means background-checked people, no address talk, and one point of contact who already knows the house.

Corridor 03
South County
West Palm Beach south through Delray, Boynton, and Boca, plus Wellington inland.
The southern half of the county runs from the historic districts of West Palm Beach — El Cid, SoFi, Flamingo Park, where houses are older, closer together, and full of original systems — down through Gulf Stream, Delray Beach, Boynton Beach, and the Boca Raton country clubs. Lot sizes tighten, HOA and architectural review rules multiply, and vendor parking becomes a real planning problem on a narrow historic street.
Wellington sits inland and behaves differently again. Acreage, barns, generators sized for a much larger load, irrigation across several zones, and a season that follows the equestrian calendar rather than the social one. A single route can cover several south county properties in a morning, which is how a mid-week inspection stays practical rather than becoming a special trip.

Corridor 04
Martin County
Hobe Sound and Stuart, at the northern edge of our coverage.
We work north of the county line in Hobe Sound and Stuart, where properties tend to be larger, more wooded, and further from the nearest trade. Docks, seawalls, well and septic systems, and long private drives show up far more often than they do further south, and each of those adds items to a walkthrough that a Palm Beach inspection would never include.
This is the outer edge of what we cover honestly. We take Martin County work when the schedule allows a real route rather than a heroic drive, and we say so plainly when it does not. If we cannot get to a house on the cadence it needs, we will tell you before you sign.
