Terms of Service

These terms govern the estate management and home watch services provided by Palm Beach County Estate & Home Management ("we," "us," "our") and your use of this website. Effective July 29, 2026.

1. Services

We provide private estate management, home watch, arrival and departure preparation, vendor and project coordination, and related household services. The precise scope, visit frequency, and fees for your property are set out in the written service agreement or proposal we provide to you. Where these terms and your signed agreement conflict, your agreement controls.

We are not a real estate brokerage and we do not provide rental, leasing, or property letting services.

2. Scheduling and access

You authorize us and our vetted personnel to access your property for scheduled visits and for any service you request. You are responsible for providing working keys, codes, gate and alarm access, and for notifying your HOA, guard gate, or building management of our authorization. Missed or delayed visits caused by access failures outside our control are not our responsibility, though we will always attempt to reach you.

Visit schedules may be adjusted for weather, storm events, or emergencies. We will notify you of any material change.

3. Inspections and reporting

Home watch visits are visual, non-invasive inspections. They are not engineering surveys, code inspections, pest inspections, or warranties on the condition of any system or structure. We document each visit with timestamped notes and photographs in your EstateEase client portal.

We report conditions we observe. We cannot detect concealed defects, latent damage, or failures that occur between visits.

4. Vendors and third parties

When you ask us to arrange repairs or services, we coordinate licensed and insured third-party vendors on your behalf. Those vendors are independent contractors, not our employees. We supervise the work and hold vendors to our standards, but we are not liable for a vendor's own acts, omissions, or workmanship. Vendor warranties, where offered, run directly to you.

5. Authorization and spending limits

We will obtain your approval before incurring costs on your behalf, except where an emergency threatens the property or its occupants — for example, an active water leak, storm damage, or a security breach. In those cases we may act immediately to limit damage and will notify you as soon as practicable.

6. Fees, billing, and cancellation

Service fees are billed as stated in your agreement. Third-party vendor costs, materials, and reimbursable expenses are billed separately at cost unless otherwise agreed. Invoices are due on receipt; overdue balances may pause service.

You may cancel at any time with written notice, and any prepaid, unused service will be refunded.

7. Insurance and limitation of liability

We carry general liability coverage and our personnel are background-checked. Nothing in these terms limits liability for gross negligence, willful misconduct, or anything that cannot be limited under Florida law.

Otherwise, our total aggregate liability arising out of the services is limited to the fees you paid us in the twelve months preceding the claim. We are not liable for indirect, incidental, consequential, or punitive damages, including loss of use or loss of value. You are responsible for maintaining your own property and casualty insurance.

8. Website use

The content of this website — text, photography, logos, and the PBC monogram — is our property and may not be copied or reused without permission. Information on this site is provided for general purposes and does not constitute a binding offer of service.

9. Governing law and disputes

These terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Palm Beach County, Florida. We ask that you contact us first — most matters are resolved with a phone call.

10. Changes to these terms

We may update these terms from time to time. The effective date above reflects the most recent revision. Material changes affecting active clients will be communicated directly.
