We do not quote from a square-footage table. The fee follows the work, not the size.

In person or by video, we look at the systems, the waterfront exposure, the visit cadence, and the current vendor situation.

You receive a written scope
Visit frequency, what is included, what is excluded, and the fixed monthly fee. No surprises, no open-ended hourly charges.

Cancel anytime. Unused prepaid time is refunded.

- Is $750 weekly or bi-weekly?
- The $750 starting rate covers a typical monthly retainer for a standard visit cadence — usually every 14 days, with weekly visits during hurricane season or for homes with higher risk profiles. We quote the exact cadence after walking the property and reviewing your insurer's unoccupancy language.
- What is not included?
- Major repairs, contractor invoices, materials, hurricane shutter panels or boarding supplies, fuel, and specialized equipment pass through at cost with no markup. Nothing is authorized without your approval. We coordinate the work; the invoice comes from the trade.
- Is there a long-term commitment?
- Every plan is month-to-month. Cancel whenever it stops being worth it, and unused prepaid time is refunded.
