Condition management

A luxury home in South Florida is a set of systems fighting heat, salt, and humidity year round. We run the calendar those systems need — A/C service and condensate treatment, generator exercise under load, water heater and filtration checks, corrosion inspection on hardware, hinges, railings and lighting, millwork and stone monitored against humidity swings.

Vendor governance

Landscape, pool, pest, HVAC, marine, audio-visual, housekeeping, specialty trades: one schedule, one standard, one person answering for the result. We hold current insurance certificates on file, meet trades at the door, inspect the work before it is signed off, and pass invoices through without markup.

Risk and documentation

Photographs with dates. Written exceptions after every visit. Pre-storm and post-storm records. Serial numbers, warranty paperwork, and service history filed in your EstateEase portal, so a claim is a matter of producing the file rather than reconstructing a year from memory.

Household and arrival

The house is warm, stocked, and running before the plane lands, and closed correctly when you leave. Deliveries received, contractors escorted, staff coordinated, guest suites prepared, the car started. You should arrive to a house that feels lived in and leave without a list.

How is this different from a property management company?

Most firms called property managers work for landlords. Their product is occupancy: marketing, leases, tenant screening, rent collection, turnovers. We work for owners of homes they use themselves. Our product is condition and continuity, and we do not handle leases, tenants, or rentals of any kind.
