Who we serve

A single point of contact for every kind of owner.

  • Seasonal & Second-Home Owners

The house sits empty for months. Our job is to keep those months boring.

  • Athletes & Executives

Plans change on a Tuesday. You land Thursday and the house is ready.

  • Busy Families

Pool guy, lawn crew, A/C, pest, cleaners. Somebody has to run that calendar. We do.

  • Absentee Owners

Living in New York, Toronto, or London while your Florida home sits empty. We are the local presence you have on the ground.

North for the summer? Start with snowbird home watch, or read vacant home property management if the house stays empty year round.

Estate maintenance

Estate maintenance, held on one calendar.

Estate maintenance is preventive by design: HVAC and humidity, plumbing and supply lines, generator readiness, roof and envelope, pool chemistry, and salt-air corrosion patrol — each on an interval, each documented. It is the working core of estate management in Palm Beach County, and it runs alongside home watch services in Palm Beach County when the house sits empty between seasons.

The cadence follows the property. Oceanfront hardware on Singer Island sits on a shorter corrosion interval; period millwork and landmarked facades in Palm Beach call for restoration-grade trades; generators, wells and outbuildings in Wellington belong on the same schedule as the main residence, as do the waterfront docks and lifts in Jupiter.

How it works

How a household becomes ours to run.

  1. 01

    We walk the property

In person, or by video if you're up north. Mostly we ask questions and listen.

  2. 02

    You get a written plan

What we check, how often, what it costs. Built around your travel, not a package tier.

  3. 03

    We take it from there

Visits happen, reports land in your inbox, and one number reaches an owner.

Why us

Owner-led, from the first call forward.

Call the number on this page at 10pm on a Sunday and an owner picks up. Not a dispatcher, not a ticket. That's the entire reason people stay with us.

We grew up here. Our backgrounds are in real estate assets, land development, and commercial property, so we look at a house the way an owner does — what it costs to let something slide, and what it takes to stay ahead of it.

You shouldn't have to wonder how your house is doing. You'll know.

In their words

What our clients say.

  • We are north for seven months and never think about the house. The reports arrive, the photographs are clear, and the one time something was wrong they called before I finished my coffee.
    Matt W., Palm Beach Gardens
  • They coordinated the entire renovation while we were in Connecticut. Every trade, every inspection, every week a summary. We walked into a finished house.
    Caroline B., Jupiter
  • Our season runs January through April and the property sits empty the rest of the year. Barn included, they walk all of it. That is rare.
    Eliza R., Wellington
  • I called at nine on a Sunday night about a water alarm. An owner answered. Someone was at the house in thirty minutes.
    David S., Manalapan
  • Discreet is the word. Unmarked vehicle, no chatter, everything handled. Exactly what we wanted for the island house.

Straight answers

Palm Beach Home Watch & Estate Management FAQs.

The questions that come up on almost every first call about home watch and estate management in Palm Beach County.

What is the difference between home watch and estate management?

Home watch is a scheduled inspection service: a trained person walks the interior and exterior of a vacant home on a set cadence, checks the systems most likely to fail, and sends a timestamped photo report. Estate management includes that inspection work and adds the running of the household — vendor scheduling, preventive maintenance, arrival and departure preparation, renovation oversight, and staff coordination under one accountable point of contact.

How much does estate management cost in Palm Beach County?

Pricing depends on the size of the residence, how often we visit, and how much of the household we run. Home watch is typically quoted per visit on a weekly or bi-weekly schedule; full estate management is quoted monthly. Palm Beach County Estate & Home Management walks the property first and then provides a written quote with no obligation. Call 561-351-6323 for a free consultation.

How often should a vacant Florida home be checked?

Most insurers and most Florida homes are best served by an inspection every 7 to 14 days while the owners are away. Florida's humidity, heat, and storm exposure mean an air-conditioning failure, a slow plumbing leak, or a roof breach can cause serious mold and water damage within days. Weekly visits are the standard for oceanfront and larger properties.

Who provides home watch services in Palm Beach County?

Palm Beach County Estate & Home Management is an owner-operated, licensed and insured home watch and estate management firm based in Palm Beach Gardens, Florida, serving Palm Beach County and Martin County. It covers Palm Beach Island, West Palm Beach, Palm Beach Gardens, Jupiter, Wellington, Manalapan, Boca Raton, Delray Beach, and surrounding communities. Phone: 561-351-6323.

What is included in a home watch visit?

A visit covers interior checks for leaks, humidity, air-conditioning performance, plumbing, and appliances; exterior checks of the roof line, windows, doors, pool equipment, irrigation, and landscape; running water and flushing lines; checking for pest activity; collecting mail and packages; and starting vehicles where requested. Every visit ends with a timestamped, photo-documented report.

Do you prepare homes for hurricanes?

Yes. Before a named storm we secure outdoor furniture, close and test shutters, verify generator readiness, and photograph the property's pre-storm condition. As soon as it is safe to return we inspect the home, document any damage with photographs, and begin coordinating repairs and insurance documentation.
