West Palm Beach Estate Management
Estate management for private residences and second homes in West Palm Beach. We run the vendors, the maintenance, the arrivals and the storm plan, and you get a written update the same day.
Estate management in West Palm Beach, run by the owners
Estate management in West Palm Beach means running a private home on the owner's behalf. One accountable manager handles the vendors, the maintenance calendar, arrivals and departures, projects and hurricane prep, so the house works whether you are here or not.
Most of the homes we run here belong to owners who split the year, travel for work, or keep household staff who need someone coordinating them. Some are 1920s houses in El Cid that need a careful eye. Others sit on Flagler Drive and take salt air every day. In both cases the house needs one person in charge, and that is the job we do.
Palm Beach County Estate & Home Management is owned and run by Nick Martinsen and Wesley Oldham, and has been since 2021. When you call, one of them picks up. Our West Palm Beach office is downtown on Clematis Street, a few minutes from the bridges to Palm Beach. For the county-wide picture, see estate management across Palm Beach County.

Scope
What we run for West Palm Beach homes
Five parts of the household come off your desk.
01
Vendors and trades, met at the door
We book the pool, landscape, A/C, pest, generator and cleaning crews, and someone is there when they arrive. We check the work before we approve an invoice. Every trade is licensed and insured, and we check the coverage first. Already have a housekeeper or landscaper you trust? We keep them and manage around them. More on vendor management.
02
Preventive care for older homes and salt air
Older houses here show their age in plaster, tile roofs, original windows and old supply lines. Waterfront homes fight salt on every railing, hinge and A/C coil. We keep the A/C, humidity, plumbing, roof and drainage on a calendar, so small problems get fixed while they are still small.
03
Arrivals and departures
Send us your flight into Palm Beach International and the house will be cooled, aired out, stocked and lit when you walk in. When you leave, we close it down properly for the heat and the storm months. See arrival and departure preparation.
04
Renovations while you are away
We stand in for you on site. We meet the trades, walk the work, flag what is off and send a weekly summary with photos. Nothing outside the agreed scope happens without your OK.
05
Hurricane season
From June through November we follow a written storm plan. Before the season we test the shutters, run the generator and photograph the house. After a storm we inspect as soon as it is safe to travel and send photos and a written report the same day. Our hurricane program has the full list.
Where we work
West Palm Beach, neighborhood by neighborhood
Each part of town asks something different of the person running the house.
El Cid and Prospect Park
Mediterranean and mission-style homes from the 1920s, where a slow leak shows up late in old plaster and tile roofs need watching.
Flamingo Park and Grandview Heights
Restored historic houses on narrow streets, where vendor parking and access take planning.
Northwood and Old Northwood
Bungalows and revival homes, many owned by people who spend part of the year somewhere else.
SoSo, south of Southern Boulevard
Homes near the Intracoastal where pools, irrigation and humidity need steady attention.
The Flagler Drive waterfront
Intracoastal homes with docks, seawalls and salt exposure on top of everything else.
Ibis and the gated communities out west
Gate procedures, club rules and contractor approvals sorted before the truck arrives.
Across the bridge, we also run homes on Palm Beach island.
Know the difference
Estate management, property management and home watch
Estate management
We run the house. Vendors, maintenance, arrivals, projects, staff and storms sit with one person who answers for all of it.
Home watch
Scheduled visits and photo reports while the house sits empty. It fits when you only need someone checking on the property. About home watch.
Property management
This usually means renting the house out, with leases, tenants and rent. We do not do rentals.
Many owners start with home watch while the house is dark, then move to full estate management once staff, a renovation or a year-round vendor list needs one person in charge. For owner-side oversight of a West Palm Beach home you live in, read owner-side property management in West Palm Beach.

Questions
West Palm Beach estate management questions
- What is estate management?
- Estate management is running a private home for its owner. One manager handles the vendors, maintenance, arrivals and departures, projects and storm prep, and keeps a written record of all of it.
- Is property management the same as estate management?
- No. A property manager works for the lease: tenants, rent and turnovers. An estate manager works for the owner and the house. We do not lease homes, place tenants or collect rent.
- What is another name for an estate manager?
- People also say house manager, home manager or estate caretaker. Some families put one on payroll. Others retain a firm like ours. We explain when each one makes sense in our guide to hiring an estate manager. Read the guide.
- How much does estate management cost in West Palm Beach?
- Private Estate Management starts at $5,000 a month and Estate Care at $2,000. Home Watch starts at $500 if inspections are all the house needs. The final price follows a walk of the property, and it is month to month.
- Which West Palm Beach neighborhoods do you cover?
- All of West Palm Beach, including El Cid, Prospect Park, Flamingo Park, Grandview Heights, Northwood, SoSo, the Flagler Drive waterfront and gated communities such as Ibis. We also cover Palm Beach island and the rest of Palm Beach County.
- Can you work with the housekeeper and landscaper we already have?
- Yes. If you have people you trust, we keep them and run the schedule and the standard around them.
- Do you manage rentals or place tenants?
- No. We only run homes their owners live in, full time or part of the year. If you need a leasing agent, we will say so and point you elsewhere.
- Is there a long-term contract?
- No. Estate management is month to month. Cancel when it stops being worth it to you.
