Property oversight and inspection
- Scheduled interior inspection
- A full systems walk on a set cadence: air conditioning supply temperature, condensate lines and drip pans, humidistat performance, plumbing under every fixture, water heater, appliances, breakers and GFCIs, smoke detectors, pest activity, and any sign of intrusion.
- Scheduled exterior inspection
- Roof line and tile, soffits and fascia, window and door seals, shutter tracks, pool equipment and water level, screen enclosures, irrigation zones, and landscape encroaching on rooflines or service disconnects.
- Humidity and climate control
- Interior relative humidity held near 50–55% with the system on a humidistat rather than shut off, which is what protects millwork, stone, art, flooring, and cabinetry through a Florida summer.
- Photo-documented reporting
- A timestamped photographic record and written exceptions filed the same day in your EstateEase portal — the file insurers and warranty administrators ask for.
Maintenance and vendor management
- Preventive maintenance calendar
- A/C service and coil cleaning, filter changes, condensate treatment, generator exercise under load, water filtration and softener service, pool equipment servicing, and salt-air corrosion checks on hardware, railings, hinges, and exterior lighting.
- Vendor sourcing and vetting
- Licensed, insured trades with current certificates on file. We hold the relationships, so you are not interviewing a plumber from another time zone.
- On-site supervision
- Somebody meets the trade at the door, stays for the work that matters, and inspects the result before it is signed off.
- Pass-through invoicing
- Vendor invoices are passed through at cost with no markup, and nothing is authorized without your approval.
- Repair triage
- When something fails we diagnose, present options with costs and consequences, and act on your decision — not before it.
Household and lifestyle coordination
- Arrival preparation
- Climate reset, water and ice restored, linens and beds made, groceries and provisions stocked, cars started and washed, exterior lighting and landscape lighting checked — timed to your flight, not to a generic work order.
- Departure preparation
- The house closed correctly for heat and storm season: thermostats and humidistats set, water isolated where appropriate, traps treated, appliances prepared, electronics protected, security notified.
- Housekeeping coordination
- Scheduling, standards, and quality checks between visits, including deep cleans before arrival and after departure.
- Guest and event readiness
- Guest suites prepared, deliveries received and staged, extra staff coordinated for a dinner or a long weekend.
- Errands and deliveries
- Package collection, mail handling, dry cleaning, prescription and provisioning runs, furniture and art delivery access.
Projects, storms, and records
- Renovation and project oversight
- Daily presence during active work, weekly written updates with photographs, punch-list management, and a single person answering for schedule and quality.
- Storm preparation
- A written protocol run in sequence: outdoor items secured, shutters or panels installed and tested, generator serviced and fueled, thermostats and humidistats set, water isolated, and full photo documentation before landfall.
- Post-storm inspection
- First access as soon as roads reopen, with a documented damage assessment and immediate mitigation coordination when needed.
- Insurance and warranty file
- Serial numbers, service history, warranty paperwork, and a continuous dated photographic record maintained for the life of the engagement.

What do estate management services include?
Estate management services include scheduled interior and exterior property inspection, humidity and climate control, a preventive maintenance calendar, sourcing and supervision of every licensed vendor, arrival and departure preparation, housekeeping coordination, renovation and project oversight, storm preparation and post-storm inspection, and a continuous photo-documented record of the residence for insurance and warranty purposes.
How do estate management services differ from home watch?
Home watch is inspection and reporting: somebody walks the house on a cadence and documents what they find. Estate management adds ownership of the outcome — the maintenance calendar is run, vendors are managed and supervised, the household is coordinated, and one person is accountable for the condition of the property between your visits.
Can I choose only the services I need?
Yes. Scope is written to the house. Most engagements start at one of the three tiers on this page and are adjusted after the on-site walk — some owners want the maintenance calendar and nothing else, others want the entire household coordinated.
Do you mark up vendor invoices?
No. Trade invoices are passed through at cost. Our fee is the retainer, which keeps our advice on repairs honest.
Is there a long-term commitment?
Service is month to month and can be cancelled at any time.
How much do estate management services cost in Palm Beach County?
Pricing is a monthly retainer set after an on-site walk of about forty minutes. Visit cadence, the size and complexity of the systems, salt-air exposure, whether the home is furnished, and how much coordination sits on top of the inspection are the drivers. Vendor work is billed separately at cost.
