Owner-side, never tenant-side

Property Management in West Palm Beach

Property management in West Palm Beach for residences their owners actually live in. We do not lease your home, place tenants, or collect rent. We protect the asset — scheduled inspections, maintenance on a calendar, supervised vendors, storm readiness, and a written record of every visit.

If you have been quoted a percentage of rent by a leasing brokerage, that is a different business. This is the owner's side of it — the same discipline we apply through estate management and home watch across the county.

Where we work

West Palm Beach, block by block.

The 1920s houses of El Cid and Flamingo Park hide different problems than a new build west of the turnpike — original plumbing runs, plaster that shows a leak late, and window openings no stock shutter fits. We price and schedule accordingly.

Questions

West Palm Beach property management, answered.

Do you handle rentals or place tenants in West Palm Beach?

No. We do not lease, place tenants, collect rent, or manage short-term rentals. We manage homes the owner occupies — full-time, seasonally, or between stays. If you need a leasing agent, we will tell you plainly and point you elsewhere.

How is this different from a West Palm Beach property management company?

A conventional property management company is paid to keep a unit rented. Their incentives sit with occupancy and turnover, and many run an in-house maintenance division that profits from the work orders it writes. We hold no tenant relationship and no vendor margin. The measure of our work is the condition of the house and the documentation behind it.

How often do you visit the property?

Every 7 days for waterfront, furnished, and unoccupied homes and through hurricane season; every 14 days as the practical floor. A genuine systems walk takes forty minutes to an hour, plus pre-landfall and post-storm visits at no additional retainer.

Which West Palm Beach neighborhoods do you cover?

The historic districts along the Intracoastal — El Cid, SoSo and SoFi, Flamingo Park, Prospect Park, Northwood Shores — the Flagler Drive waterfront, and the western communities including Ibis, Andros Isle, and Palm Beach Polo. We also serve Palm Beach Island, Palm Beach Gardens, Jupiter, Singer Island, Delray Beach, Boca Raton, Wellington, and Hobe Sound and Stuart in Martin County.

What does property management cost in West Palm Beach?

Home Watch begins at $750 per month, Estate Care at $2,000 per month, and Private Estate Management at $5,000 per month. Because we do not lease the property, there is no percentage-of-rent fee. Pricing follows an on-site walk and a written scope; month to month, cancel anytime.

Will my insurer accept your reports?

Carriers with unoccupancy language generally want evidence that the residence was inspected on a stated cadence. Every visit produces timestamped photographs, confirmed readings, and written exceptions, retained in an archive you can hand to an adjuster.
