Old Palm is a gated golf community in Palm Beach Gardens, inland from the coast. Homes here face a different set of risks than oceanfront houses: less salt spray, but heat, humidity, heavy summer rain and golf-course irrigation that runs whether you are home or not. What homes here need

Heat and humidity in a closed house

Inland Palm Beach Gardens summers are long and wet. A closed house depends on its air conditioning and dehumidification running correctly every day. We check indoor humidity and temperature, air handlers, condensate lines and drain pans on each visit, and we look for early signs of moisture in closets, wine storage and around windows.

Golf-course edges and drainage

Homes along a course see stray balls, irrigation overspray and water that collects in low spots after storms. We look at windows, screens and lanai enclosures, and we note standing water or drainage problems near the foundation.

Pools and outdoor living

A pool that runs unattended can lose water, grow algae or burn out a pump. We check water level, equipment and the pool service's work, and we look at outdoor kitchens and lanai equipment for weather and pest damage.

Generators and storm season

Even inland, hurricane season means power outages. If the house has a standby generator, we confirm it is serviced and exercised before the season, and our hurricane program covers securing the property and a post-storm check.

Access

How gate and vendor access works

Before our first visit, we register with the Old Palm gate as your authorized home watch company, following the community's process, so routine visits do not need a call to you each time.

We book vendor access in advance, meet each trade at the house and stay while the work is done. You hear from us when they arrive and receive photos when they leave.
