Jonathan's Landing is a gated community in Jupiter near the Intracoastal Waterway, and many owners here are seasonal: in residence for the winter, somewhere cooler for the summer. That rhythm is exactly where things go wrong. A house that is closed in a hurry in April and opened in a hurry in November can hide a slow leak, a failing A/C or a pest problem for months.
We are an FHWA-certified home watch company led by its owners, Nick Martinsen and Wesley Oldham. In Jonathan's Landing our focus is the gap between seasons: closing the house properly, watching it while it is empty, and having it ready before you land. Every visit ends with photos sent to you the same day.

What homes here need
A proper summer close
When you leave, we work through a departure checklist: A/C and humidity settings, water shut-off where appropriate, refrigerator and ice maker, pool, outdoor furniture, and a final photo record of how the house was left.
Leaks while nobody is home
Water is the most common damage in a closed Florida house. On each visit we check under sinks, around water heaters, toilets and appliances, and look at ceilings and baseboards for the first signs of a leak.
Homes near the water
For homes on or near the water, we add docks, seawalls and lifts to the visit where they are part of the property, and we look closely at salt wear on exterior metal and A/C condensers.
Hurricane season while you are away
Most of hurricane season falls while seasonal owners are gone. Our hurricane program prepares the house before a storm, and we send a post-storm report as soon as we can safely get in.
Access
How gate and vendor access works
Before the first visit, we register with the Jonathan's Landing gate as your authorized home watch company, following the community's process, so routine visits do not require a call to you.
We schedule vendor passes ahead of time, meet each trade at the house and stay until the work is done. You get a note on arrival and photos on completion.

- Yes. We work through a written departure checklist covering air conditioning and humidity, water, appliances, pool and outdoor items, and send you photos of how the house was left.

- Yes. Before your return we open the house, set the air conditioning, check that systems are running, arrange any cleaning or provisioning you want, and walk it once more before you arrive.

- Home Watch starts at $500 a month, Estate Care at $2,000 a month and Private Estate Management at $5,000 a month. We confirm the plan after walking the property.
