Frenchman's Creek is a gated community in Palm Beach Gardens close to the Intracoastal Waterway, where some homes face the water and others face the golf course. That mix means two different checklists inside one community. A waterfront house needs its dock and seawall watched; a house on the course needs its drainage and screens watched. Both need humidity kept under control.

Frenchman's Creek
What homes here need
Waterfront homes: docks and seawalls
Where the property includes a dock, lift or seawall, we check boards, fasteners, lift operation where visible and the ground behind the wall for signs of erosion. Anything that needs a marine contractor is photographed and sent to you first.
Course-side homes: drainage and glass
Course-side homes deal with irrigation overspray, standing water after storms and the occasional stray ball. We look at windows, screens and doors, and note drainage that is sending water toward the house.
Tree canopy and roofs
Mature trees shade the house but drop leaves into gutters and limbs onto roofs. We note overhanging limbs before storm season and check gutters and roof edges for debris and damage.
Humidity and hurricanes
We read indoor humidity and temperature on every visit and check air handlers and condensate lines. Before and after a storm, our hurricane program secures the property and reports back with photos.
Access
How gate and vendor access works
Before the first visit, we register with the Frenchman's Creek gate as your authorized home watch company, following the community's process.
When a vendor is needed, we arrange their access in advance, meet them at the house and stay on site while they work. You get a note on arrival and photos when they leave.
