BallenIsles is a large gated golf community in Palm Beach Gardens, and a good share of its owners split the year between Florida and somewhere else. Inland from the beach, the homes here are less exposed to salt spray but very exposed to what a Palm Beach Gardens summer brings: heat, humidity, daily storms and the insects that come with them.

What homes here need
Screens, lanais and pools
Screen enclosures, lanai ceilings and pool equipment take a beating in summer storms. We look at screen panels and frames, pool water level and equipment, and check that the pool service is doing what you pay them for.
Pests in a quiet house
An empty inland house is an invitation to ants, rodents and termites. We look for droppings, trails and wood damage on each visit and coordinate the pest company before a small issue spreads.
Irrigation and drainage
Irrigation that runs on a timer while you are away can overspray walls, flood beds or quietly stop working. We watch for dry patches, wet spots and water near the foundation, and let you know when a zone needs repair.
Shutters and storm prep
If the home relies on storm shutters, we confirm before the season that they are in working order and, under our hurricane program, arrange to have them put up and taken down around a storm.
Access
How gate and vendor access works
Before the first visit, we register with the BallenIsles gate as your authorized home watch company, using the process the community requires, so visits run on schedule.
We set up vendor gate access in advance, meet each trade at the house and stay while they work, then send you photos of the finished job.

- Under our hurricane program we arrange for shutters to be installed before a storm and removed afterward, and we confirm before the season that they are in working order.
- How often do you check a BallenIsles home in summer?
- Most owners choose weekly or every-other-week visits, with extra checks after strong storms. Each visit ends with a photo report sent the same day.
- What does home watch cost in BallenIsles?
- Home Watch starts at $500 a month, Estate Care at $2,000 a month and Private Estate Management at $5,000 a month. We confirm the plan after walking the property.
