Home Watch & Estate Management in Admirals Cove, Jupiter

Admirals Cove is a gated waterfront community in Jupiter, and many of the homes here sit on the water with a dock, a lift or a seawall as part of the property. That changes what a home watch visit has to cover. A house that faces the water is two properties at once: the residence, and the marine edge that protects it. We look after both, on a schedule, and you see the result the same day in a photo report.

We are an FHWA-certified home watch company, owned and run by Nick Martinsen and Wesley Oldham. The owners of the firm do the work and answer the phone. For owners who want more than inspection, our estate management service takes over vendors, maintenance and arrivals as well.

What homes here need

The waterline and the dock

Seawalls, dock boards, cleats, lift motors and shore power all live in salt water and sun. On each visit we look at the dock surface and fasteners, the lift and its cables where visible, and any sign of erosion or settling behind the seawall. Anything that needs a marine contractor is photographed and sent to you before we book anyone.

Salt air on every metal surface

Hinges, railings, exterior light fixtures, pool equipment housings and A/C condensers corrode faster this close to the water. We note early rust and pitting so it is handled on a maintenance calendar, not after a fixture fails.

Humidity inside a closed house

A waterfront home left closed for the summer is a humidity problem waiting to happen. We read indoor humidity and temperature on each visit, check air handlers and condensate lines, and look for the early signs, a musty closet or a damp baseboard, that come before mold.

Generators and hurricane season

If the house has a standby generator, we confirm it has been exercised and serviced and that fuel is where it should be before the season. During a named storm, the house runs on our hurricane program: shutters or impact glass checked, outdoor furniture secured, and a post-storm walk as soon as access allows.

Access

How gate and vendor access works

Before our first visit, we register with the gate as your authorized home watch company, using the process the community requires. We do not show up and ask to be let in. Once we are on file, our visits run on schedule without a phone call to you each time.

Vendors work the same way. When a trade needs to come in, we arrange the gate pass in advance, meet them at the house and stay while the work happens. You get a note when they arrive and a photo when they finish.
